    My missus works for British Engines and she has heard the same. Possibly moving to beside Chillingham Rd metro.

    Its outside my criterea really, as many have said theres nothing there, which begs the question, is there any point? I'm looking for private sector investment, as at the end of the day, this is who I will be presenting this to, therefore a high level of financial return is required. The same goes for seaside towns that don't come under the influence of a conurbation - think Colwyn Bay type places, ie. probation central.

    More to the point though, I don't want to travel 4 hours to walk around Peterfuckinglee ;)

    Thanks for the sugestions though, Gateshead looks like it could be a good bet - does anyone know what the town centre is like in terms of quality of public spaces (squares, streets, buildings)? Have they developed it at all? Whats the latest on the car park?

    How easy is it to get from the centre to the Gateshead quays and is the area between the two a particuarly grotty environment? Is the Gateshead quayside particuarly accessible?

    Getting a consensus is an huge part of the study so any opinions are more appreciated!

    Gateshead town centre is a hole.

    For a town of its size, the High Street and surrounds are awful. Not much public space tbh. I remember a survey of about 450 high streets placing it about 448th. Just guessing those numbers, but it was third bottom.

    There are various plans kicking about to redevelop it, though im not entirely sure when they will get off the ground. A lot of parts of Gateshead have improved a lot, but the town centre is still a problem.

    It suffers from having its town centre in such close proximity to Newcastles. I think if the town centres were say 4 miles apart, it would have gained more of an identity.

    I actually did a uni project on regenerating Gateshead town centre, was a while ago like!

    I think you are right when you say there is no hope for somewhere like Peterlee. But Gateshead does have a lot more potential. It has a lot more going for it imo.

    they've done up the bus station in gateshead i think but thats about it.
