    Moving House FEE'S

    how much are the various fee's?

    I dont have to pay mortgage advisor fee's but what all the other shit and how much is it?

    .... hmm i think theres a few more. I'd recommend buying a book from amazon or something about buying your first house. It will go over what you will need to shell out for and what people will try and con you into paying (land search fee for instance).

    Also stamp duty if its over £125'000. About 5 % of the value of your home or summit

    Arrangement fee - to get the rate you want varies from lender to lender max I've seen is £599

    Valuation fee - again depends, Northern Rock is the highest at £420 but it's generally about £150 but is affected by your property price so if youre buying a very expensive house it's more

    SOlicitor's fees - if youre just buying about £700 will cover all the legal aspects

    Searches - again depends on whether your solicitor includes them in their fees, if not about £250

    Completion fee/Telegraphic transfer - £30 but can sometimes be included in sol costs

    Stamp Duty is zero if the house is under a certain amount.

    £125,000 i think it is.

    above that it is 1% up to £250k
    3% up to £500k
    and 4% above that

    the bank i work for dont have solicitorsor get involved in that :p

    the solicitors fees are what the ones we used when i was a broker so im not surprised they were expensive, plus they were on grey street so probz adds a bit on :p

    that said, i think i did get a cheapy cos i do a lot of work for the guy

    i think £400 is a reasonable amount

    I paid £109 for my searches and about £200 for my solicitors fees. Think my survey was about £250

    The best thing to do is ask a solicitor how much they charge and shop around til you find one that's reasonable :D
