Theres a couple in Ryhope, the one i live in is a small quiet cul de sac, has only been built for 2 years and its quite a nice estate. They are in the process of building a big estate where the old Tunstall College was near Hill View- they look well nice. Then as you go onto the A19 from Ryhope (near Cherry Knowle) theres another massive estate there just being built. Those are the ones i can think of off the top of my head ill have a think for some more though.

hetton is a hell hole with a big smack problem

i used to hang around there when i was earning my stripes
housing is cheap for a reason

seaham is a better gamble as it has a chance of being redevloped where as Hetton does not

The ones on the outside of ryhope are nice mate, ones by cherry knowle and at the top of tunstall bank are new and there's more getting built.

definately reccomend those but stay away from the centre of the village as they're loads of building gonna be going on over next couple of years as they're knocking down and rebuilding half of the area
